Building Process

Building a new home often is described as “a nightmare” or a “nerve-racking” experience. At Aspen Homes, Inc., we pride ourselves by quoting some of our past customers:

So you might be asking yourself “Why doesn’t everybody have a good experience building a house?, or “What’s the secret ingredient that seems to be missing?” At Aspen Homes, Inc., we feel that the key to a successful building process is communication.

Communication starts first with you and/or your family at home. Talking about things you like in your present home, and about things that you would like to have in your new home. It continues when you visit an Aspen Homes, Inc., model home and discuss features you like, and maybe features you would like to change in an Aspen home. Our sales associate communicates with you by educating you with the building process, and by demonstrating key features in our homes. Ultimately upgrades and/or changes are priced out by Aspen Homes, Inc., and you are given a formal proposed building price for a customized home built on your lot.

Once our sales associate has gone over the building process with you, and you have decided on all items you would like in your new home, it is now time to write up the Building Construction Contract. Aspen Homes, Inc., uses a standardized contract set forth by the Metropolitan Builders Association. A contract is needed to protect yourself, as well as the builder, against unfair price increases and construction time. A contract is also the best, and only way for you to know exactly what it is that you will be getting in your new home. Along with signing the Building Construction Contract, Aspen Homes, Inc., requires a $5,000.00, down payment to begin preliminary planning of your new home.

The following list is a timeline of events that take place from the time you sign your contract with Aspen Homes, Inc., to the time you move into your new home:

  • Contract Signed, down payment received
  • Bring Contract to lender to start loan application

  • Blueprints to follow in approximately 7-10 working days

  • Lot survey and stakeout performed

  • 1st meeting with Aspen Homes, Inc., to finalize blueprints and select colors for Architectural Approval.

  • Architectural Approval is applied for by builder

  • Pertinent zoning, septic, and building permits applied for

  • Owner closes on construction loan

  • 2nd meeting with Aspen Homes, Inc., to finalize color selections for plumbing, countertops, flooring, tile and cabinets.

  • Excavation begins after all permits received and loan closed

  • Footing poured

  • Foundation walls installed

  • Brace basement, foam insulate, and backfill basement after inspection

  • I-Beam installed

  • First draw on construction loan taken by builder

  • Rough heating and sheet metal

  • Roofing, plumbing and electric

  • Second draw taken on construction loan by builder

  • Rough carpentry and rough mechanical inspections

  • Siding and stone/brick veneer can begin

  • Sewer/well/septic to be installed

  • Fireplace installed

  • Insulate

  • Inspection for Insulation

  • Drywall

  • Concrete floors poured

  • Exterior painting, caulking, aluminum gutters

  • Finish heating and Air Conditioner installed

  • Garage door installed

  • Interior Priming

  • Finish Carpentry begins and cabinets are installed

  • Third draw on construction loan taken by builder

  • Ceramic tile and marble installed

  • Interior painting and staining

  • Countertops installed

  • All flooring installed

  • Finish Plumbing

  • Finish Electric

  • Mirrors and shower doors installed

  • Closet shelving installed

  • Walk-thru with job manager

  • Final Closing with builder, last draw on construction loan is taken


  • **Please note that this may not always be the exact order of operation at all new construction job sites, due to change in material and/or weather.

    The building time with Aspen Homes, Inc. is approximately five months from start to finish, based on a standard model.
